1. Agreement to Terms
By accessing or using LeaseReader.ai ("Service", "we", "us", or "our"), you agree to be bound by these Terms & Conditions. If you do not agree, do not use the Service. These Terms constitute a legally binding agreement between you and LeaseReader.ai.
2. Eligibility
You must be at least 18 years old and a resident of the United States to use this Service. By using LeaseReader.ai, you represent and warrant that you meet these requirements.
3. Service Description
LeaseReader.ai provides AI-powered analysis of residential lease agreements, with a focus on New York State leases. The Service uses large language model (LLM) technology to identify potentially risky clauses, possible legal violations, and relevant tenant-protection information.
The Service is informational only. It is not legal advice. It does not create an attorney-client relationship. See our AI Disclaimer for full details.
4. One-Time Payment
The Service charges a one-time fee of $9 (USD) per lease analysis. Payment is processed securely by Lemon Squeezy. You are not enrolled in any subscription. No recurring charges will be made.
5. Refund Policy
See our Refund Policy for the conditions under which refunds are granted. In general, refunds are available only in cases where no analysis was delivered due to a technical failure on our end.
6. Intellectual Property
The analysis output delivered to you is licensed for your personal, non-commercial use only. You may not resell, redistribute, or sublicense the output. The underlying software, prompts, and codebase are the exclusive property of LeaseReader.ai.
7. User Responsibilities
You agree not to:
- Upload files that contain the personal information of others without their consent
- Attempt to reverse-engineer the AI prompts or model weights
- Use the Service for any commercial purpose without our written consent
- Circumvent any paywall or access control measures
- Upload malicious files or attempt any form of attack on our infrastructure
- Use the Service to analyze leases on behalf of third parties for compensation
8. Disclaimer of Warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE SERVICE WILL BE ERROR-FREE, ACCURATE, OR COMPLETE. AI MODELS CAN AND DO MAKE MISTAKES. DO NOT RELY ON THE OUTPUT AS YOUR SOLE BASIS FOR LEGAL DECISIONS.
9. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, LEASEREADER.AI AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATING TO YOUR USE OF THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL AGGREGATE LIABILITY TO YOU FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM (WHICH, FOR A SINGLE $9 TRANSACTION, IS $9).
10. Indemnification
You agree to indemnify, defend, and hold harmless LeaseReader.ai and its operators from any claim, demand, loss, or damages (including reasonable attorneys' fees) arising out of your violation of these Terms or your use of the Service.
11. Arbitration and Dispute Resolution
ANY DISPUTE ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE SHALL BE RESOLVED BY BINDING INDIVIDUAL ARBITRATION UNDER THE RULES OF THE AMERICAN ARBITRATION ASSOCIATION (AAA) COMMERCIAL ARBITRATION RULES, AND NOT BY A COURT OR JURY. YOU WAIVE ANY RIGHT TO PARTICIPATE IN A CLASS-ACTION LAWSUIT OR CLASS-WIDE ARBITRATION. This clause does not prevent either party from seeking injunctive relief in court for intellectual property violations or irreparable harm. The arbitration shall take place in New York County, New York. The arbitrator's decision is final and binding.
Small Claims Exception: Either party may bring a dispute in small claims court in New York City if the claim qualifies.
12. Governing Law
These Terms are governed by the laws of the State of New York, without regard to its conflict-of-law provisions. Any dispute not subject to arbitration shall be brought exclusively in the state or federal courts located in New York County, New York.
13. Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
14. Entire Agreement
These Terms, together with our Privacy Policy, Refund Policy, and AI Disclaimer, constitute the entire agreement between you and LeaseReader.ai regarding the Service.
15. Changes to Terms
We reserve the right to modify these Terms at any time. We will update the "Last Updated" date above. Continued use of the Service after changes constitutes acceptance of the revised Terms.
